    What you need to know about our global ban on parties & more

    At Airbnb, trust and safety is our priority. As travel changes around the world, we want to help you stay informed on ways to stay safe and get help if you need it. That includes sharing information about our new global ban on parties and events, what to do if you believe a guest might be planning a party, and more.

    As you probably know, unauthorized parties have never been allowed at spaces listed on Airbnb. When the pandemic was declared in March, we quickly updated our policies to remove both the “event-friendly” search filter from our platform as well as “parties and events allowed” house rules from any event-friendly listings.

    We also introduced a new policy requiring all users to adhere to local COVID-19 public health mandates. At the time, most local governments were imposing strict limits on gatherings, which effectively created a patchwork ban on parties and events.

    In many areas, regulations on bars, clubs, and pubs due to COVID-19 have since led some people to turn to parties and large gatherings. To help prevent that type of behavior on Airbnb, we’ve determined it’s necessary to enforce a stricter, more consistent policy on parties.

    Whether you’ve hosted hundreds of times or you’re welcoming your first guests, here are a few tips for stress-free bookings during COVID-19 and beyond.

    1. Learn how our global ban on parties works

    Here’s what we’re doing to make sure you have more control over your spaces, and that we help to stop problems before they start:

    • Occupancy and gatherings for reservations made on or after August 20 and until further notice are now capped at 16 people. Learn more about our Parties and Events policy
    • Guests will be reminded of our updated Parties and Events policy before they leave for their trip
    • Airbnb will take action against guests who violate our policies
    • In certain countries and regions, we’ve implemented restrictions on some local bookings of entire home listings by guests under the age of 25 who have negative reviews or fewer than three positive reviews

    Please note: We’re currently scoping a potential exception process for specialty and traditional hospitality venues (i.e. boutique hotels).

    2. Set expectations

    Communicate with your guests to make sure they understand your house rules, and share local laws and ordinances regarding parking, noise, and COVID-19—this includes telling your guests about any public health orders that limit social gatherings in your area.

    It’s also a good idea to double-check that your listing description and house rules are accurate, so guests know what to expect before they book. If your space has a pool or a lot of outdoor areas, for example, you’ll want to clarify whether you allow any extra guests during the stay—as a reminder, the Parties and Events policy still applies, so no more than 16 people are allowed per stay. Update your listing

    3. Be a good neighbor

    Let your neighbors know you’re expecting guests. In case any issues arise, we recommend leaving your contact info with one or more trusted neighbors.

    4. Foster belonging

    Airbnb is built on inclusion, and we have a strict nondiscrimination policy to reflect that. We expect that our hosts and guests will treat others with respect.

    5. Be proactive, and get to know your guests

    Being clear with your guests is one way you can do your part in keeping yourself, your property, and your community safe.

    After you get a reservation request or confirmed booking, there are some situations where you may want to contact your guest with some follow-up questions. For example, if a guest sends a same-day reservation request or lives in the same city as your property, here are some questions you could ask:

    • Who else will be staying with you?
    • What’s the purpose of your trip?
    • Can you confirm you’ve read the house rules?

    This is also where you can remind guests about the maximum number of parked cars that you allow, any quiet hours, and other house rules you don’t want them to forget or overlook.

    6. Be available for guests

    Even if you’re offering self check-in, you can still show your guests that you’re available. Here’s what you can do before, during, and after check-in:

    • It’s helpful if guests know how to contact you by phone in an emergency, and they’ll appreciate a fast response. You may want to keep this in mind especially during your high season, when you may be juggling more bookings or traveling yourself.
    • If you live near your listing, you could tell guests that you’re available to stop by if they need anything. If you’re not near your property, it’s smart to designate a property manager or co-host who can visit guests in person if necessary.
    • If you can, develop strong connections in your local community. For the times when you’re not around, you’ll want to be able to count on some trusted neighbors who can be on call if guests need help.

    7. Get support if you have concerns

    If you believe a guest intends to throw a party, you can cancel the reservation prior to check-in without penalty. We will ask you to share your cancellation reason.

    If you have Instant Book turned on, you could also consider canceling a reservation without penalty on our website or in our app if you haven’t reached the limit of three cancellations per year. Or you could turn off Instant Book for short booking windows and review reservation requests manually. Please note that you may still be subject to penalties if we determine that you canceled to charge higher prices or for a discriminatory reason.
