Just a twenty minute drive south west of Norwich, the Old Rectory is the perfect bolthole from which to discover Norfolk or just drop in on neighbouring Lotus Cars. From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

Studio One is a brand new apartment that adjoins the main house, situated in a rural village location but just 5 miles from the centre of the beautiful city of Norwich. On the edge of a pretty village with great amenities Including farm shop, two well stocked village shops, chemist, pub and two takeaway options which are all a short walk away. There is a regular bus service from the village to the centre of Norwich. The beautiful Norfolk coast and Norfolk Broads are all conveniently located

The Little Barn, Topcroft, Artist’s home

Our beautiful little shepherds hut is ready for letting. Get away from it all and stay under the stars deep in the Suffolk countryside. Our Shepherds hut is situated in the corner of our field surrounded by hedging and stunning views. If you’re a keen cyclist there’s many different routes in the area as well as many footpaths for avid ramblers. If star gazing is your thing then we can promise you we are not affected by light pollution and if you’re lucky you’ll hear our resident owls too.

‘The Hideaway’ in the Heart of Norfolk

The Hideaway is a detached self contained annexe with its own garden and on drive parking space beside the property. It is located on the same spacious site as the owners house in the picturesque, south Norfolk village of Saxlingham Nethergate. The Hideaway consists of open plan living with a very comfortable king sized bed, dining/working area, kitchenette and separate bathroom with a shower and toilet. Outside is a private fully enclosed garden and lockable shed for bike storage.

The Barn is a rural retreat in the beautiful, picturesque village of Wortwell, looking out onto the Waveney valley. There are lots of walks on your doorstep with an abundance of wildlife. Whether you want to relax by the woodburner whilst soaking up the views, take long walks whilst enjoying the wildlife, cycle,canoe or fish, Wortwell is the perfect location being on the South Norfolk/Suffolk border. We provide fresh ground coffee from Strangers coffee house.
