The ideal place for hosting a holiday with both friends and family (and dogs!). Located within the old town walls of Rye and just a few minutes walk from the train station. Rye High Street is just a minute's walk up cobbled Conduit Hill. The space The home offers exceptional space with a large open plan living, dining and kitchen area. A double sided wood burner in the centre of the living area is fully functional and guests are welcome to enjoy this feature. Also on the ground floor is a shower room and one double bedroom - suitable for wheelchair use. As you continue upstairs you arrive at the second double bedroom and the main bathroom. Just past these is a twin room with single beds that can both be pulled out in to doubles. The master bedroom located at the far end of the property features an en-suite shower, super king sized bed and a picturesque view over part of Rye. The front doors can be both opened to allow for wheelchair access. Pets are allowed but confirm with ask us before you book. We recommend booking for up to 8 adults or 6 adults and 4 children. There is a fire pit and outdoor seating in the outside area.

Self-contained luxury annex

The Annex is a completely private part of our house for guests exclusive use, located in the historical Kentish village of Leeds, within walking distance to stunning Leeds Castle. Located 5 minutes from J8 M20. Ideal for Leeds Castle. The Kent show ground. 35 mins drive to Eurotunnel & 50 mins to Dover ferry port. 1 hour to London via train. The Annex has it's own private entrance, rear private patio area, sitting room/ fully equipped kitchenette, downstairs shower room/ large upstairs bedroom.

Little Appleby

Dog friendly Little Appleby is located in Egerton, rural Kent, the Garden of England. We are well placed for the tunnel with Folkestone, Le Shuttle 20 miles away. Egerton adjacent to Pluckley boasts many lovely country walks with huge Dering woods walkable from the listing and the villages of Goudhurst and Sissinghurst within 20 minutes. By car, Rye, Canterbury & Whitstable are within 40 minutes Ashford Designer outlet is 25 minutes away. The dog friendly restaurant and pub is a 5 minute walk.

Jacks Cottage -

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

The Studio sleeps 4 and is situated to the left of the main house in a quiet secluded setting. The brick paved drive provides ample parking. The accommodation is bright, light and spacious with an open-plan lounge and dining area, a breakfast bar, fully fitted kitchen, two large characterful double bedrooms, (additional single bed on request), a bathroom with bath and shower unit. Two private patio areas, rear patio giving direct access to a large garden for you to explore, relax and enjoy.

Charming, Cosy Cottage in Rye Harbour

Light and airy seaside cottage with lots of character. Built in around 1900, it was originally home to one of the local coastguards who were stationed in the village. Cosy and comfortable sitting room. Open plan kitchen diner opening in to the sunny sheltered garden. The kitchen is well equipped, with microwave, electric oven, washer dryer and dishwasher. There is a double bedroom and a single room with bunk beds. The family bathroom is downstairs,and we have an upstairs toilet.

Stunning cottage overlooking Bodiam Castle

Take it easy at this unique and tranquil getaway overlooking one of the most stunning views in East Sussex, Bodiam Castle. Located in the heart of Ewhurst Green, within walking distance (100m) of the White Dog Pub this is a great rustic cottage with a modern interior. There are 2 fantastic outside areas and it is a complete sun trap. Only 5 minutes from the Kent and Sussex railway, with Rye and Camber Sands located 20 minutes away, this property is one of a kind!

The Cowshed, Tunbridge Wells

Our renovated and extended 1920's cowshed. is a cosy retreat, 1 mile from the historic Pantiles of Tunbridge Wells and mainline station where London can be reached in around 50 minutes. It sits on the Kent and East Sussex border in an Area of Outstanding Natural Beauty. With its wide range of eating places and shops, Tunbridge Wells is a great base from which to explore the beautiful Garden of England. The owners live alongside the Cowshed but respect your privacy.

Romantic Cottage near Kent Vineyards and Gardens

The barn is in the grounds of our 15th century house but nicely private. It’s decorated in modern rustic style, with underfloor heating and a wood burner. Outside is a fire pit for toasting marshmallows and stargazing before climbing into the king-size bed, dressed with soft Egyptian cotton. There's a walk-in rain shower and robes, books, DVDs, games, WiFi and a Smart TV. Tear yourself away to explore forests, gardens, vineyards, castles, and National Trust houses.

Unique 14th century house in the Citadel of Rye

Hucksteps is a medieval, 3 bedroom/2 bathroom house centrally located in the Citadel of Rye. Facing St Mary’s Church, the house is surrounded by cobbled streets, period architecture, literary associations, stunning coastline, and vibrant culture. Camber's sandy beaches and dunes are an easy walk/cycle/drive away. A High Street full of independent shops, restaurants, inns, art galleries, Kino cinema, Rye Spa Retreat, tea rooms is round the cobbly corner.

Willow Cottage - Sleeps 4, Benenden Kent

We recently converted an outbuilding into a two bedroom house. The house is detached and purpose built. We aimed to create a space that was bright, airy and incorporated the gorgeous woodland and farmland around us. When you stay with us you can expect to be in a peaceful rural setting with stunning views which can be admired from either the patio or through the large bifold doors leading from the main living area.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.
