Set in the Sussex countryside, far away from any traffic in a small rural enclave in the South Downs National Park, close to the village of Henfield. Only 8 miles from Brighton. Separate entrance and parking from main house. Kingsize bed, sofa, large desk and chair, farmhouse kitchen table, fridge, kettle, toaster, microwave with grill. Bathroom with shower. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

Winter retreat - sauna, cold plunge pond & hot tub

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Countryside setting within a convenient location.

Set in lovely countryside, the Stables Flat is a private one bedroom apartment decorated in a modern style. It is part of a stable yard that is no longer in use. Guests and their dogs are welcome to enjoy the paddocks and small patch of woodland that form part of the property. There are lots of circular country walks including dog friendly pubs and the Bolney wine estate and cafe. Being close to the A23 and A272, gives easy access to Brighton, Hickstead, Gatwick and Nymans gardens.

Orchard Garden Cabin

We are in an area of outstanding natural beauty. There is a decking area around the cabin with a fire pit plus table and chairs for dining alfresco or just enjoy the fresh air. We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

The Old Stables, Dovecote Farm

The Old Stables is a self contained two bedroom, detached annexe with direct access to the Ashdown Forest. A perfect place to stay while discovering the Forest and all its' walks, including Pooh Sticks Bridge, Friends Clump and all the other locations in the Winnie the Pooh books. The Old Stables is self catering, with a small kitchenette with microwave, two pan hob, fridge and coffee machine. If required we are able to provide a welcome pack of essentials at an extra cost.

Burghurst Lodge

Self-contained accommodation sympathetically converted from an old cart shed set in a courtyard opposite the owners' house. The property is on a quiet lane close to the centre of Horsted Keynes. There are two pubs and a small shop in the village within walking distance. Dogs are allowed on request. Electric car charging available, payable on use.
