Welcome to Amber Lake Lodge, our lakefront retreat sitting on 14 acres in the Sullivan County Catskills. Amber Lake Lodge sits just outside Livingston Manor, a quaint-turned-trendy town just a 1hr 45min drive from NYC's George Washington Bridge. With four traditional bedrooms (two with king beds and ensuites), a bonus sun room with two daybeds, and a full-size basement with two bunk beds plus a pull-out couch, the house can sleep 16+ and is perfect for large gatherings of family and friends.

Enjoy a private getaway in Livingston Manor! Our light-filled Catskills house is designed with local character for entertaining, with an open plan and fully-stocked kitchen. The rocky creek behind the huge yard is great for wading. In winter a woodstove keeps you cozy while you look through oversize picture windows at the snow. In summer you'll spend evenings on a large deck with grill and dining area, and gather around the Solo Stove fire pit before you fall asleep to the sound of the stream.

Nestled in the Catskills Forest, less than 2 hrs from NYC, you'll find Birch Ridge A-frame! This gorgeous 2-bedroom cabin is set on 7 private acres with hiking areas and a seasonal stream. This is the perfect place to relax, sit in the barrel sauna, hike through the private forest, roast marshmallows over the fire, and soak up the sounds of nature. Just the perfect cabin. This newly built, passive solar house has a wood-burning stove, incredible views and is drenched with light. The house is intimate yet connected to the outside, with total seclusion and every imaginable modern convenience! It’s an architect-designed marvel of concrete, glass and reclaimed wood that sits on 135 acres of field and forest with a lovely swimming pond and miles of hiking trails. The cabin sleeps up to 6 people in two bedrooms and a spacious sleeping loft.

Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

Welcome to our sun-filled home with a magical backyard where two creeks converge! This modernized farmhouse is an easy 8-min drive to Livingston Manor, one of the most popular towns in the Catskills. The home is on the sleepy Main St of a hamlet with a fully fenced yard for you to relax with kids or pets :) You can truly unwind and enjoy nature without having to leave the property, stroll the rail trail just a few doors down from the house, or use our tips to explore the area!

Rental is located next to a busy road , if you are not comfortable with some traffic at certain times of the day then this may not be for you I would also note that this home is small inside but very comfortable . There is a cozy yard to relax in next to a fire pit and a table and chairs if you would like to eat outside. I will provide firewood for one night, and charcoal for grill for one night as well. Located 1/4 mile from home is a local place to purchase extra wood .

Butternut Farm Cottage

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Cozy renovated One Room Schoolhouse

Renovated One room schoolhouse nestled in the Catskill Mountains. Outfitted with solar panels, an indoor full bathroom and an outdoor shower with a private refreshing stream in the backyard. Walk out the the door for wonderful hiking. Close to town and a micro brewery at the end of the road! Relax and be creative in the woods! Full kitchen! With wood stove and refrigerator (no microwave at the moment). Full bathroom with claw foot tub.
