Welcome to Amber Lake Lodge, our lakefront retreat sitting on 14 acres in the Sullivan County Catskills. Amber Lake Lodge sits just outside Livingston Manor, a quaint-turned-trendy town just a 1hr 45min drive from NYC's George Washington Bridge. With four traditional bedrooms (two with king beds and ensuites), a bonus sun room with two daybeds, and a full-size basement with two bunk beds plus a pull-out couch, the house can sleep 16+ and is perfect for large gatherings of family and friends.

Woodstock Historic Artist Estate - The Pond House

Awaken to an idyllic lake view through a timber-framed glass facade. Acclaimed social realist painter Reginald Marsh's family estate is known to be unique for Woodstock with its ball shaped junipers, a pond that brackets the house, expansive lawns, a gathering of birches and 100 year old cone shaped cedar trees. In short walking distance to the center of Woodstock the secluded setting with a private waterfall bordering a public preserve as well as the attention to architectural detail is unique.

Wooded Livingston Manor Oasis With Stream & Deck

Enjoy a private getaway in Livingston Manor! Our light-filled house is designed for entertaining, with an open plan and fully-stocked kitchen, and lots of local character. The rocky creek behind the huge yard is great for wading. In winter a woodstove keeps you cozy while you look through oversize picture windows at the snow. In summer you'll spend evenings on a large deck with grill and dining area, and gather around the Solo Stove fire pit before you fall asleep to the sound of the stream.

Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

River House at Trout Town Farms

Fully furnished River House with private access to the famous Beaverkill River Lower Mountain Pool. You can walk through a real working farm as well as taste the seasonal harvest when available. Here you can take a farm tour and visit with our resident animals, including alpacas, Nigerian dwarf goats, rabbits, and chickens. Whether it's fishing, relaxing by the fire, or sitting on the patio listening to the river, this farmhouse offers a peaceful retreat for the whole family to stay.

A classic fly fishing house that is great for an outing in world famous Livingston Manor's trout streams with your fly fishing club, or for the non-fisherman, enjoy our hamlet. Close to wedding venues. Walk to public fly fishing (license required) hiking, breweries, shops and dining. High-speed, reliable internet. 2 sets of steps to the front door. Not suitable for guests with mobility issues.

Butternut Farm Cottage

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Stone Creek House: A Tranquil Family Getaway

Imagine Morticia Addams vacationed in Scandinavia - worked remotely with fast streaming wifi, and then influenced the design of a 1920’s farmhouse in Upstate New York to function both as a remote worker’s dream and an NYC office worker's ideal getaway weekend. In our case, Morticia Addams is known as Jane West, and she was the inspiration for our first weekend home.
