Lower Farm is a traditional Bed and Breakfast in the charming North Norfolk village of Harpley. We offer 3 double rooms in our Georgian Farmhouse, which is brimming with character and period features. Harpley is ideally situated for those who wish to explore the fantastic North Norfolk Coast, walk the Peddars Way, visit the numerous National Trust properties close by such as Houghton Hall, Sandringham House and Holkham Hall. We are surrounded by fantastic pubs and restaurants to suit all tastes!

Small B&B in large Victorian house, in a quiet hidden area in the Centre of Lincoln. Each room has an ensuite shower room. We are 3-4 mins walk from Cathedral, Castle, Bailgate and main shopping area with lots of bars and restaurants. The Brayford waterfront, and Lincoln University is also less than 5 mins walk away from our location. There's plenty to see and do whilst staying with us. The Collection museum, Usher Art Gallery and Lincoln Archives are all with 5-10 minutes walking from us.

The Jolly Badger is a generously sized room with a king size bed, the ensuite bathroom is fitted with a shower over the bath. The bedroom has a television, WiFi, tea and coffee making facilities and a seating area . You will find a variety of teas and coffees in your room. A breakfast comprising of fruit, yoghurt, pastries, cereal/porridge and fruit juice which will be delivered to your room in the morning. Cooked breakfasts and packed lunches are also available on request for a small fee.

A great location for rural and coastal walking, birdwatching, eating out, sightseeing or simply relaxing!

The Stables, Rural B+B, Nr A1/ShowGround

The Stables is a self contained en-suite bedroom above the tack room in our stable block in the grounds of our Grade 2 listed barn conversion. There is a TV, WiFi, small table and chairs so breakfast of cereal, croissants and coffee/ tea can be enjoyed in the room or weather permitting in our courtyard. Quaint and quirky in a quiet rural spot on the edge of an ancient monument, only 5 minutes from the A1 and Newark Showground, between Newark and Lincoln. Dogs by request extra £10/dog.

I'm Nigel. We've lovingly restored these 1800s farm buildings on the outskirts of Hunstanton into four unique rooms with their own front doors. January 2026: refreshed bed linen and HEPA deep-cleaning with hotel-standard presentation. Wake to chickens, then stroll 2 minutes to Hunstanton Beach for stunning sea views. Peaceful, romantic B&B, feels like home. Dogs welcome. We're on the Norfolk Coast Path, close to Holme Beach, Sandringham and RSPB Snettisham on Norfolk's Royal Coastline.
