Our Beautiful Condo is located at THE Beginning of Historic Main Street, steps from the Town SKI Lift-Main Str. The location couldn't be better. Lodge by the Skiing, Restaurants, Night Life and Boutique Shops. You’ll love our Beautiful- Clean-Quiet and Private Condo. The Prime Location, Simply Cannot Be Beat. All bedding, duvet covers, are switched out and laundered between guests. Large Heated Pool, 2 hot tubs, Saline Filtration Systems-does close for off season. Check with Karen for dates.

The kitchen is open to the common dining and living area so the condo has a really nice flow and open feeling. Very Quiet, Fireplace with Electric Insert, Updated, High End furnishings, Unique Original Art. Very Well appointed Kitchen, Many extras. Robes for the Master Bdrm.

NO DAILY MAID SERVICE –
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available and can be arranged in advance at an additional rate. We do not permit bath and kitchen towels or linens to be taken from the condo. If guest chooses no daily maid service, guest is responsible for proper disposal of garbage in dumpsters provided in parking area behind building #2. At no time is guest to leave
bags of garbage in hallway or on patio.
11. FIREWOOD- Firewood is not included in the rental in the rental agreement and can be purchased at any and all local super markets.
12. FIREPLACE LIGHTING INSTRUCTIONS. The fireplace flu lever must be turned to the right to start fireplace. In order to get an updraft in the fireplace the flu must be heated up with a burning piece of paper held under flu. If fire is started and flu/chimney is cold, a downward cold
draft will cause the smoke to be pushed into the condo. The condo will fill up with smoke fast. When fire is out, turn flu lever to left so condo heat remains in the condo and not escaping up the chimney.
13. I (We), our guests and visitors, agree to not smoke in the condominium, on or near the property nor bring onto the premises any pesticides, hazardous cleaning products, aerosol sanitizers, air fragrances etc. Also loud noise or large parties are not allowed in the apartment
or on the premise. That all listed previously will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.
Couches- Please, Please, Please do not sit on our beautiful new leather couches with wet bathing suits. If the sofa leather is damaged during your visit, you will be charged for new leather covering of the damaged area/s. Thank you for being considerate and thank you for caring for my home as you would your own.
For your comfort, flip flops are recommended for going to the outdoor pool and hot tub. Slippers are recommended for inside the condo as the condo is ground floor and the tile in kitchen and bathrooms can be chilly. Please do not wear outside street shoes in condo as carpets and flooring and future guests will thank you.
I (we) our guests and visitors, agree that any drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordnance or commit waste or nuisance on or about the premises will immediately terminate our occupancy and rental agreement of these premises.
15. Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal repairs if necessary.

Guest agrees to not wear perfume, cologne or heavily scented deodorants (e.g. old spice) to bed as such scented items can permeate pillows, blankets and comforters which can add to the cost of cleaning the unit or replacement of items if cleaning cannot get rid of the fragrance. Guest can be charged for above items if bedding is found to be perfumed or scented from guests use.
18. Occupancy (including small children, infants and visitors) is not to exceed agreed # persons without prior permission from the Owner. See top of page 1 for agreed upon number of occupants. Number of occupants can be determined by bed usage. If more than the maximum number is found to be occupying the leased property, I (we) agree that a charge of $100.00 per person will be made to my (our) credit card, or if I (we) are paying by check or money order, I (we) will promptly submit moneys due. Additionally, due to non-compliance of agreement, this Agreement may be immediately terminated without refund.
PETS– No pets are allowed in Condo or on premises except Seeing Eye dogs with prior authorization.
Damage: I (we) shall be responsible for all damage, breakage and /or loss to the premises, except normal wear and tear (which will be deemed by property manager) which may result from Occupancy. I (we) agree that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire not caused by tenant occupation and casualty only exception.
The property will be left in the same good and habitable condition. Any damages or notable conditions found upon arrival will be reported to the Owner Karen Porter within one (1) hour of Occupancy. I understand the property will be inspected prior to my (our) inhabitants and when I/ we depart. Otherwise, I (we) agree that repair costs for any damages caused by guests may be posted to my (our) credit card, or damage deposit forfeited. If damages exceed damage deposit guest agrees to pay the difference by either Credit Card or Bank Transfer.
I (we) acknowledge any loss and /or damage to the Condo/ Property will result in a charge for replacement value to my (our) credit card.. I (we) agree to indemnify and save Owner and Property Managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we) guests or invitees as well as from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the apartment or premises.
The Owner shall provide utilities, furniture and fixtures, lines and towels.
Prior to vacating the Apartment, beds should not be “stripped”, and towels should remain in the unit.
Owner shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, or community and from or against any omission, neglect, or default of Tenant, his guess, licensees or invitees.
Owner shall not be held responsible if Tenant would like a different Condo, a different time period or refund due to anything out of owners control including weather, acts of god, or anything unforeseeable including any appliance, or system in the condominium. Owner will not be able to move, or pay for guest to move to another condominium for any reason; owner only has one condominium to offer guest. Guest realizes that the rate offered by owner may be a discounted rate and other similar condos may be offered at different/higher rates.
This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only. No changes to, or changing of locks of the Apartment / premises are permitted. I /We will not use premises as a location for amateur or professional film/video without prior consent and arrangement with property managers/ owners.

Being located at the Beginning of Historic Main Street and by the Town Ski Lift of Park City Mountain Resort, our location is Prime for Skiing as well as walking to restaurants, boutique shopping and historic sight seeing. Even though my condo location is at the beginning of Historic Main Street, my condo is extremely quiet and private. My ground floor condo is at the end of building with a grassy area on the exterior side and an unused stairwell on the other side. The floors of my building are separated by poured concrete. My condo is truly a quiet retreat at the threshold of Park City's action. You will love it. Promise!
